Villas in Moraira, area by area

Moravit and Cap Blanc have villas close to the sea and the coves. El Portet sits above one of the best-known bays on this coast, with some of the most sought-after positions in town. Pinar del Advocat and Cometa, towards Benissa, are greener and often quieter, with larger plots. Inland, around Teulada, plots are often flatter and further from the summer crowds. The area shapes daily life more than the house does, so every search we run starts there.

An older villa or a new one

Many villas in Moraira were built in the 1970s and 1980s, solidly, on plots that would be hard to find today. Others are recent builds with open plans, glass and modern insulation. Both can be a good buy. An older house can be transformed and gain value, and Nicolas has led more than 50 building projects on this coast. A newer one saves you the work. What matters is knowing the real cost of either before you commit.

What a villa costs to run

Beyond the price, budget for the running costs: the yearly property tax set by the town hall, rubbish collection, insurance, the pool and the garden, and the electricity for heating and air conditioning. A south-facing house with good insulation costs less to live in all year. For each villa you are serious about, we give you a realistic picture of these costs, so the numbers still hold after the purchase.

What we check on every villa in Moraira.

  1. The licence of first occupation, or its equivalent, for the house as it stands today.
  2. That the pool, terraces and any extensions are legal and recorded.
  3. The roof, damp, windows and installations: what a viewing day can hide.
  4. Sun on the terrace and the pool through the day.
  5. Noise and privacy: neighbours, roads and what the plot overlooks.
