    In person or by proxy. You: Fly out only for the houses worth seeing. We: Pre-check and visit for you, and report back with photographs and an honest view. You receive: Fewer viewings, better houses

  4. Offer, negotiation and checks

    Before you commit. You: Choose the house. We: Negotiate the price. An independent lawyer, included in our fees, checks the property and every contract. If the house needs work, we estimate it before you offer. You receive: A fair price and a purchase that holds

  5. Completion at the notary

    The signing. You: Sign the deed. We: Check every document beforehand, and set out the taxes and fees in advance, so nothing at the notary is a surprise. You receive: The deed, and the keys

  6. Settling in

    The day you arrive. You: Arrive. We: If you wish, design and furnish the home from your questionnaire, installed within 24 hours, and handle the paperwork in your language. You receive: A finished home on arrival

A new villa on your plot, or an older house transformed.

  1. Planning and feasibility

    1 to 3 months. You: Bring the plot, or the idea and the budget. We: Review the plot legally, test what can be built, analyse the market and make the first cost projections. No plot yet? We find and evaluate the land. You receive: A feasibility study and a first cost projection

  2. Design and permitting

    3 to 6 months. You: Approve the design, in versions. We: Concept, then detailed plans, refined with our designer for the balance of cost and design. Permits go through the Entidad Colaboradora Urbanística to accelerate them. You receive: Plans you have approved, and the permits

  3. Pre-construction

    1 to 2 months. You: Choose the materials, in one or two meetings. We: Negotiate the contracts with every party so each critical detail is written in, and prepare the site. You receive: Signed contracts, with no extras left out

  4. Construction

    10 to 24 months. You: Follow it from wherever you are. We: Run the build: regular updates and meetings, the budget and the timeline managed, and mediation if architect and builder disagree. You receive: Regular updates, and invoices you expected

  5. Finishing

    2 to 3 months. You: Walk through the finished house with us. We: Inspect, put the final touches right, and install the furniture and decoration within 24 hours of delivery. You receive: A finished house, furnished

  6. Handover and aftercare

    1 month. You: Take the keys, and move in. We: Hand over the house with full documentation, and stay on call once you live in it. You receive: Full documentation, and someone to call

  1. Strategy and feasibility

    1 to 3 months. You: Tell us your capital, your horizon and the return you want. We: Identify the opportunities, land, new build or a house to remodel, and test each one with a feasibility study and a legal review. You receive: A feasibility study before a euro is committed

  2. The numbers, and the purchase

    Before you commit. You: Decide on the opportunity. We: Set out purchase taxes, the cost of the work, the fees and a realistic sale price or rent, then negotiate and secure the acquisition. You receive: A cost projection, and a secure acquisition

  3. Design and permits

    3 to 6 months. You: Approve the concept. We: Design for appeal and for cost, with our designer, and accelerate the permits through the Entidad Colaboradora Urbanística. You receive: Approved plans

  4. Marketing, launched early

    Begins early. You: Agree the sales strategy. We: Launch on and offline marketing early in the project, and manage open houses and the sales process. You receive: Interest generated before completion

  5. Construction and cash flow

    10 to 24 months. You: Follow the reports. We: Oversee the construction and manage the cash flow, so the project stays on budget and on schedule. You receive: Budget and schedule, reported regularly

  6. Staging, then sale or letting

    2 to 3 months. You: Choose to sell or to let. We: Furnish and stage the property, also as lower-budget packages for rentals or show homes, and manage the sale. You receive: A property that shows at its best

  7. Completion and handover

    1 month. You: Receive the return. We: Transfer the property to the buyers with full documentation, and answer their questions after the handover. You receive: The sale completed

What people ask us before they start.

What happens in the first consultation?
You tell us your plan, by phone, WhatsApp, email or at the office in Moraira, in your language. We tell you what is realistic, roughly what it involves, and which parts you actually need us for. It is included and without obligation.
How do your fees work?
The fee depends on the service and the size of the project, and it is agreed in writing before any work starts. An independent lawyer and an interior and exterior designer are included in it, and contracts are negotiated so that no extras appear later.
Can you manage everything while I live abroad?
Yes. We pre-check and visit properties for you and report back, run the build with regular updates and meetings, and most materials are chosen in one or two meetings, so you need far fewer trips.
How long does it take to build a villa?
From plot to keys, usually between 18 and 39 months: planning and feasibility 1 to 3 months, design and permits 3 to 6, pre-construction 1 to 2, construction 10 to 24, then 2 to 3 months of finishing and a month for the handover. A renovation follows the same logic in less time.
Do I need my own lawyer?
An independent lawyer, included in our fees, reviews every contract and agreement and advises you at each stage, from the first agreement to the deed.
Do you only show your own listings?
No. We search for your brief across our network and the market, not only what we have on our books, and we tell you honestly when a house is not right.
What if the architect and the builder disagree?
We mediate. Our job is to defend your interests, so the project keeps its quality, its budget and its timeline.
How many projects do you take on?
A limited number at a time, on request, so each one has Nicolas’s personal attention and a team of the best professionals behind him.
Can the house be furnished before I arrive?
Yes. Our designer works from a questionnaire about your taste and prepares the design in versions. On the scheduled day furniture, curtains and decoration are delivered and installed within 24 hours.
Do you work with investors and groups?
Yes: private investors and investment groups, on new build developments (houses, townhouses, apartment blocks and land) and on remodelling second-hand property to sell or let. Every project starts with a feasibility study and a legal review.

The Costa Blanca North: Moraira, Calpe, Benissa, Benitachell, Cumbre del Sol, Jávea and Altea, and beyond.
