A building licence is granted by the town hall: the Ajuntament de Teulada-Moraira, the Ajuntament de Benissa, the Ayuntamiento de Calp or the Ajuntament de Xàbia, and the wait for it is the single largest uncertainty in a build. Design and permitting together take three to six months in our timeline, and the permit is the part of that you control least.

The Valencian Community allows certified private bodies, the Entidades Colaboradoras Urbanísticas, to verify projects before the town hall issues the licence. Working through one accelerates approval, and we route projects that way.

Projects lose months when plans are submitted incomplete or changed after submission. Refining the plans first, with the designer and the builder in the room, avoids most of it. See the building plots on the market.
