Where to find a plot

Free building land is scarce on the coast between Calpe and Jávea, and most plots for sale are in established residential areas, between existing houses. That has an advantage: roads, water and electricity are usually in place. The rules differ by town, because each town hall sets its own planning: Teulada-Moraira, Benissa, Calp and Xàbia each have their own.

What to know before you buy

A plot is worth what can be built on it. The classification, the buildable area, the maximum height, the distance to the boundaries, the slope and the ground all change the house you can have and what it will cost. We check them first, with the architect when needed. Permits move faster through an Entidad Colaboradora Urbanística, and we use one.

From plot to keys

A new build runs through seven phases. Planning, design and permits take roughly five to eleven months, construction ten to twenty-four, and finishing and handover three to four more. We manage all of it: the team, the contracts, the budget and the timeline, up to the furnished house.

What we check on every plot.

  1. The land classification and what the plan allows: buildable area, height and distance to the boundaries.
  2. The slope and the ground, and what they mean for the cost of building.
  3. Water, electricity and sewage at the boundary of the plot.
  4. Orientation, views and what could be built around them.
  5. Access for construction traffic, and for daily life afterwards.
